Help Us Market Your Home 

The following are suggestions which will help us sell your home. These tips are tested and suggested by the National Institute of Real Estate Brokers and they are only suggestions, however, and may or may not apply to you.  With a little effort on your part, we can sell your home more quickly and at a better price!

 First Impressions Are Lasting Impressions.  An inviting exterior insures inspections of the interior.

From Top To Bottom.  The attic and basement are important features.  Display the full value of your storage and utility spaces.

Step High – Step Low.  Prospects will do just that unless all stairways are cleared of objects.  Avoid cluttered appearances and possible injuries.

Closet Illusions.  Clothes properly hung, shoes, hats, and other articles neatly placed, will make your closets appear adequate.

Bright And Clean. Clean bathrooms sell many homes. Bedrooms are always outstanding features; arrange them neatly.

Can You See The Light?  Illumination is a welcome sign. For after-dark inspection, turn on your lights, from the front porch on through.

“Three’s A Crowd.”  More will lose the sale.  Buyers ask a great many questions of our representatives when being shown through a home and most prefer to do this in privacy. The inspection should proceed without your presence.  Buyers usually feel more relaxed.  If you insist on being present, don’t discuss terms, price, etc. We will handle the details.

Be It Ever So Humble.  Never apologize for the appearance of your home. After all, it has been lived in.  Let your trained salespeople answer any questions that are raised.  This is the Realtor’s job.

Music Is Mellow.  But not when showing a house.  Shut off the radio, television, etc. – it distracts.  Let the Realtor and buyer talk, free of disturbances.

Repairs Make The Difference. Badly cracked plaster, loose door knobs, crooked light fixtures are among the small items that can be easily repaired. Small things sometimes hinder the sale more than large repairs.

Pets Underfoot.  If you have pets, it’s recommended they be kept out of the way or out of the house.  Some people are uneasy around animals and they may detract from the prospects’ attention.

Minor Redecorating.  Painting, rug shampooing, etc. will create a more appealing appearance.

Be Prepared. Always be prepared to show your property. If you delay a prospect, it may lose the sale. We ask that you show your house to the prospective customers only by appointment through this office.

A Word To The Wise. Remember, if a reasonable offer is presented, it is wise to negotiate immediately.  It may never be repeated.

As a seller, there are many things you can do to increase the perceived value of your property and to keep potential buyers interested.  We have included in your seller’s packet a listing of things you can do to improve the physical appearance of both the inside and outside of your property.  In addition, if you can provide us with the following information/documents, it will allow us to immediately forward that information to prospective buyers – another way for us to keep buyers interested in your property.  Many times, if a buyer has to “wait” for this information, they will continue to look at other properties.  It is our goal to provide them with this information as quickly as possible so that your property is always available to them.  

Make your property easily accessible!  The easier it is for an agent to show your home, the more likely it is that the right buyer will see it. Since many agents do not or cannot plan more than a few hours in advance, the more receptive you are to “last minute showings,” the easier it is for an agent to show your house.

 Provide us with the following:

A written summary of your utility bills you have paid over the past 12-18 months.

An extra front door key.

Listing of recent repairs, upgrades, or remodeling that you have completed.

An inventory of what furnishings/items are included with the home as well as a written list of exclusions.

Copies of condo documents, bylaws, or other association agreements you may have.

Copies of soil reports, topo or plat maps, or engineering reports for lot sales.

Copy of Deed of Trust and title work.

Copy of most recent tax bill from the County.
